A Buckhead building that boasts some of Atlanta's most expensive new condos is beginning to make a name for itself on the city's Signature Street.
According to a construction update compiled by Florida-based developer Kolter Urban, the Dillon condominium project is on schedule, with all deep foundation work completed, columns installed and floors quickly stacked above the 2500 block of Peachtree Road adjacent to the Peachtree Shopping Center Battle Promenade, home to the Whitehall Tavern and a Publix.
Construction crews leveled the former Design Within Reach furniture store and other buildings at the point where Peachtree Road meets Terrace Drive last summer, setting the stage for the 18-story project.

The plan is for 144 relatively rare condominiums for sale in what the listings describe as “architecturally distinctive”.
Other marketing materials called The Dillon “a modern take on Buckhead's tradition of living gracefully” where “sophisticated neoclassical lines” blend with “industrial-chic accents” on a natural hilltop.
In any case, living in such an apartment building does not come cheap.
Prices start in the mid-$800,000s for floor plans starting at around 1,400 square feet — or what would count as a fairly large apartment in the city.
In terms of price, current listings are a whopping $4.2 million for a penthouse. That's buying three bedrooms and four bathrooms in more than 3,750 square feet — and it's under contract.

A key selling point appears to be The Dillon's amenities, which are expected to span more than an acre of total space, both indoors and out.
Perks require an indoor-outdoor space called The Hub with private and semi-private workspaces for the WFH set, as well as a conference room. Additional amenities include concierge services, a formal club room with catered kitchen, a dog park, a pool deck, an outdoor yoga deck, a speakeasy, a media room with a game simulator, and a pickleball court. Elsewhere, some condos are kept as guest suites.
Kolter Urban bought the required three lots in 2021 for $16.5 million. Immediately to the south, about half of the historic bindery building — formerly home to Peachtree Battle Antiques and Interiors — remains, including the brick house-like structure that faces Peachtree. Dillon's sales center has now occupied this space.

A few blocks up the street, Kolter Urban's first foray into the Atlanta market – the 22-story Graydon Buckhead– Condo prices start at $1.7 million and go up to nearly $9 million for a penthouse that covers the entire top floor. Like The Dillon, the 47-unit Graydon is still a relative anomaly in terms of Atlanta's multifamily businesses over the past decade; It was the largest condominium development in recent memory between Buckhead Village The Karl and the 279 unit Seven88 West Midtown Tower on West Marietta Street.
Atlanta Fine Homes Sotheby's International Realty reported last May – ahead of the recent interest rate spikes – that the Dillon had raked in a “staggering” $62 million in pre-sales, among the strongest condo sales the local bureau had ever seen. Most of the buyers were people pulled from larger single-family homes, sellers said at the time.
The Dillon is scheduled to ship sometime in Q4 2024.
